Lawn Renovations
Lawn renovation is the skilled work most mowing operators do not offer. A lawn needs it when the soil gets compacted, thatch builds up, the surface goes uneven, or the turf looks tired after summer. All three renovations below are best done in spring and summer while the lawn is actively growing.
What is vertimowing?
Vertimowing is cutting through and removing the built-up thatch layer in a lawn so water, air and nutrients can reach the soil instead of sitting on top of it.
Thatch is the layer of dead grass and runners that builds up between the green growth and the soil. A little is fine, but too much acts like a sponge that stops water and feed getting through. Vertimowing uses vertical blades to cut down into that layer and lift it out.
Signs a lawn needs it
- A spongy feel underfoot when you walk on it.
- Water sitting on the surface instead of soaking in.
- A visible thatch layer when you part the grass.
- The lawn looking tired despite regular watering.
What to expect afterwards
The lawn looks rough before it looks better. A lot of material comes out, so the lawn can look thin and scalped for a short while. This is normal and part of the process. Once the grass grows back through, the lawn is healthier than before.

What is coring?
Coring is removing small plugs of soil across the lawn to relieve compaction, which lets roots breathe and water soak in rather than run off.
Over time, foot traffic and weather pack the soil down so tightly that roots cannot push through it and water runs off the surface instead of reaching them. A coring machine pulls plugs of soil out, opening the ground up again.
Signs a lawn needs it
- Hard ground that feels compacted underfoot.
- Poor drainage, with water pooling or running off.
- Heavy foot traffic areas that have packed down.
- Thin patches that will not fill in.
What to expect afterwards
The plugs of soil are left on the surface and break down over the following days as you mow and water, returning the soil to the lawn. The lawn may look a little rough for a short while, then recovers as the roots grow back into the opened soil.

What is top dressing?
Top dressing is spreading a layer of sand or soil mix over the lawn to level out the surface and improve what the grass is growing in.
It fills hollows, smooths an uneven surface, and works new material into the root zone so the grass has a better medium to grow in. It is usually done after coring, so the new material can wash into the holes and reach the roots.
Signs a lawn needs it
- An uneven or bumpy surface.

- Exposed runners on the surface.
- A lawn that scalps when it is mowed.
What to expect afterwards
The lawn is covered in a thin layer of material that settles in over the following weeks as you water and mow. The surface levels out and the grass grows through the new layer.
